Road Improvement has started on the north end of Estero Blvd.  Work is projected to continue
through 2010.  A new water main line has been put in the ground on the other side of the road and
is being placed on our side.   Once that is done, a storm drain line will be installed on both sides that
will take the water to a holding tank and a 12 chamber filtering system before it is pumped into the
Back Bay.  The finished road will include walkways and bike paths on both sides and the road will
be widened.  During construction, the road may be temporarily reduced to one lane in certain
areas. The final product will be the most bea
utiful area of road on Ft. Myers Beach!

It’s wonderful at Beach Club I!  

The weather is great.  The property looks good.  We had a great 4th of July with lots of friendly owners and family and friends joining
together.  Although it drizzled much of the day, the rain stopped in time for a spectacular fireworks display.  The Board of Directors held a
meeting on June 30th.  

Highlights of the meeting were:
    •        Financials - The Board reviewed the financials as of month ending May 31, 2010.
    •        Expense related to a couple of plumbing leaks at the pool and utility expense due to the unusually cold winter is higher than
    budgeted.  Most expenses are in line with budgeted projections.  
    •        Projections show the Association with a positive cash flow at year end.  
    •        Reserve spending is in line with budgeted projections.  
    •        Expenses related to the bay side building projects are also in line with projections.  
    •        The collection percentage was 95.8%.  One unit/week, 392/32, is owned by the Association.  
    •        Occupancy continues to be higher than the same time last year.  
    •        Projects – The Board reviewed ongoing projects.
    •        Sliding glass doors were replaced on the bay side of the building.  This concludes the sliding glass door replacement
    project.  The new doors are enjoyed by all and may help with reducing our electric expense.
    •        Concrete restoration was completed on the bay side of the building.  The contractor is in the process of completing a punch
    list that includes repainting of some lanai walls and some caulking.
    •        Screen enclosures were replaced on the bay side balconies.
    •        Unit entry doors will be replaced for units 191, 193, and 291 in July.
    •        Balcony floors are being repainted as time and occupancy permits.
    •        The Board approved replacing the exterior light fixtures.
    •        One barbeque grill has been replaced and the second one will be replaced in July.
    •        Property management is preparing a proposal to spruce up the grounds for Board review.
    •        The daily log-in to the internet has been discontinued.  Once you are on the internet, you will not be logged off for each 24-
    hour time period.
