Road Improvement on the north end of Estero Blvd. IS
DONE!  A new water main line was installed and storm
drain lines were installed on both sides of the road to
take the water to a holding tank and a 12 chamber
filtering system before it is pumped into the Back Bay.  
The finished road includes sidewalks and bike paths on
both sides and the road has been widened.  
The final product has resulted in the most beautiful area
of road on Ft. Myers Beach!

    Hello Everyone,

    We had a beautiful day and a good turnout at our 2011 Annual Meeting.  Overall, Owners returning proxies and Owners in attendance
    represented 222 unit/weeks.  

 Highlights of the meeting were:
    2011 Accomplishments
  • Eighteen windows and nine entry doors were replaced.  This concludes the window and door replacement project.
  • All sleeper sofas will be replaced with Logic Furniture DuraMech Contract Grade sleepers with foam mattresses.
  • The roof was repaired and resealed.
  • The Estero Boulevard road improvement project was completed.
  • Landscaping improvements on the beach side of the property were accomplished.
  • Full size bedspreads for the one bedroom unit beds were purchased.
  • The mounted televisions in the one bedroom unit bedrooms were replaced with flat screen televisions that were placed on
    the dressers.
  • Balcony floors were repainted.
  • The pool heater was replaced.
  • The resort achieved the RCI Silver Crown Award for 2012.
  • The resort achieved the II Select Award for 2012.
         2012 Projects
  • Management is researching the cost to remove or cover over the wall paneling in the units as needed.
  • Research continues regarding adding a pool lift to comply with new ADA requirements.

    Year-end financial projections indicate that operating expenses will be less than budgeted but overall there may be a net loss due to
    delinquency related expense.  Although our collection rate as of the end of October is over 98% and already better than all of 2010,
    we did not have enough budgeted for necessary foreclosures. There are six unit/weeks yet delinquent with three of those weeks
    requiring legal action.  Reserve expenses are higher than projected due to accelerating the window and door replacement project,
    replacing the pool heater, and replacing the sleeper sofas this year rather than next.  

    The Board approved the 2012 Budget with a $25 per unit/week increase in the maintenance fee.  
    Revenue:
  • Approximate $6.00 per unit/week reduction in income due to not having week 53 revenue must be made up with an increase
    in the maintenance fee.
    Operations:  
  • Approximate $7.00 per unit/week increase in payroll mainly due to health insurance increases.  Some salary increase is the
    first after two years with no staff increases.
  • Approximate $4.00 per unit/week increase in water/sewer expense due to increases in service costs.
  • Approximate $3.00 per unit/week increase in contract cleaning due to higher occupancy and the hourly rate for our contract
    cleaner.
  • Approximate $5.00 per unit/week increase in administrative costs due to expenses related to delinquency and foreclosure.

    The 2012 Board of Directors remains the same with Howard Delahanty, President, Pat Allen, Vice President, Lloyd Parker,
    Secretary/Treasurer and Directors Tom Bowman and Martha Rome.  Thank you for your support and love of Beach Club I.
